Hotel is situated in the picturesque town of Chrysoupoli (1) in the municipality of Nestos (2). Established in 1988, is the first and only hotel in the city and operates throughout the year. Hotel is centrally located within walking distance from all attractions in the town of Chrysoupoli. The hotel is built on a 500 sqm plot and housed in a modern building with a large reception zone/lobby, a spacious living area with a bar and restaurant. It offers 23 rooms of different denominations with a total capacity of 46 persons in over 1,500 sqm and 4 floors. It offers airconditioned and centrally heated rooms, all equipped with hot water private shower or tub and TV/WIFI. Some rooms also have access to private balcony. Private parking is available. Chrysoupoli is uniquely situated at the Delta of the Nestos river (protected area under the Ramsar Convention), 12 km from the International airport of Kavala, Megas Alexandros, 15 km from the port of Keramoti connecting the mainland to the green resort island of Thasos. Chrysoupoli and the surrounding attractions as easily reached via the airport and the Egnatia highway (5 km), conveniently located between the larger cities of Kavala and Xanthi. The main attraction of the area is the Nestos river (3) that rises in the Rila Mountains and flows into the Aegean Sea near the island of Thasos. It plunges down towering canyons toward the Aegean Sea through mostly metamorphic formations. At the end, the main stream spreads over the coastal plain of Chrysoupolis and expands as a deltaic system with freshwater lakes and ponds forming the Nestos delta (3). Both parts, the mountainous canyons and the delta are easily accessible from the hotel and can be differentially enjoyed in all seasons. Hotel is family owned and has enjoyed a healthy, steady growth since its inception. The Company owns the building structure and land that houses the hotel and has zero liabilities or debts. The reason for sale is that both owners (two siblings) are highly specialized physicians with no interest in the hotel business. The hotel is in need of a knowledgeable new owner that can lead it to the next level. Rural tourism as the fertile plains of Nestos are renowned for its beans, kiwi and asparagus, ecotourism in the Nestos delta, adventure tourism in the canyons of Nestos, thematic (cultural and historic) tourism as Roman, Byzantine and Ancient Greek/Macedonian heritage relics are abundant in the area, religious (many monasteries around to be visited), viticultural, culinary and ethnographic tourism are options that are within grasp. Since the hotel lies within the city of Chrysoupoli, it also enjoys high occupancy rates throughout the year by travelers with business interests in the larger municipality area. Its vicinity to the Bulgarian border (Thermes 70 km) attracts many Bulgarian tourists year-round. Bulgaria also offers opportunities for winter tourism and skiing at two nearby ski resorts, (Bansko 191 km, and Pamporovo 164 km), while a smaller one (Falakro 115k) can be found on the Greek side. As mentioned in its 3,500 sqm area the hotel offers ample space and great possibilities for improvements. Its backyard, now planted with fig, pomegranate and citrus trees can be redeveloped to a small spa complex or a training ground depending on the vision of the new owner. EU funds are always available in Greece for tourist development in the form of so called ESPA funds where more than 50% of improvement costs are reimbursed by the Government (sometimes even up to 80% for special improvements aiming for energy saving impact). Investing in such a business in Greece also offers the possibility for golden visas for 5 years in the EU-Schengen area for 2 to 3 persons (including immediate family members) with a possibility of permanent residency after 5 years!
